Every building envelope depends on its joints. Window perimeters, control joints, cladding transitions, penetrations: if the sealant at those joints is wrong for the movement or the substrate, water and air find their way in. At BC Building Products we supply construction sealants and caulking to waterproofing contractors, envelope trades, glaziers, general contractors and builders from our warehouse at 8241 129 St in Surrey.

We are a family-owned distributor with more than 25 years in the BC building industry. We don’t treat sealants as a shelf item. We stock professional lines from Tremco, Sika, DAP, LePage, Titebond, Hilti and Chem Link, and we help you pick the chemistry that suits the joint: silicone, polyurethane, hybrid or elastomeric latex.

Silicone, polyurethane or hybrid?

Our range covers the main sealant chemistries used on BC projects. Silicones such as Tremco Spectrem 1 (ultra-low modulus, for dynamically moving joints), Spectrem 2 (medium-modulus, neutral cure, for perimeter caulking and glazing) and Tremsil 400 (multipurpose neutral-cure silicone). Polyurethanes such as Sikaflex-1a and Tremco Dymonic 100 for non-sag joint sealing inside and out. Hybrids such as Tremco Dymonic FC, a fast-curing, low-modulus hybrid joint sealant. Our team will compare the technical data sheets with you, including movement capability, substrate and paintability, before you order.

Window, siding and residential sealants

For residential envelope and finishing trades we carry TREMPRO 830+, a thermoplastic elastomer sealant made for window and siding work, along with LePage Quad Max, DAP Dynaflex 230, ALEX PLUS and Titebond Weather Master. Chem Link M-1 bonds and seals a wide range of roofing and building materials.

Firestop and specialty

Through-penetrations in rated assemblies call for a firestop sealant, not a general-purpose caulk. We supply Hilti FS-ONE MAX intumescent firestop sealant for penetrations in concrete, masonry and drywall. The tested system and listing must match your assembly, so check it against the project’s firestop schedule.
